Policies
Deposits & Cancellations
We are a small Bed & Breakfast whose policy is to never overbook rooms. Since we guarantee your reservation, rooms are not held without a deposit. Once we reserve a room for you, we remove it from the market, refusing all other requests. For this reason, we are unable to make exceptions to our cancellation policy. If this is a concern for you, we highly recommend that you consider travel insurance, which is widely available and will compensate you in the event that unforeseen circumstances or family emergencies disrupt your plans.
A first night or 50% deposit (whichever is more) is required to hold your room. Full payment is due on reservations made within 3 days of arrival.
Please let us know as soon as possible** if you must cancel your reservation. Rescheduling a reservation is the same as a cancellation within 15 days of arrival. We will make every effort to rebook your room to avoid your loss of deposit. However, the following policy is in effect for all cancellations:
Cancellations made 15 days before arrival date (21 days notice for holidays & special event weekends) will have their deposit refunded less a $35 processing fee per room.
Cancellations and reservation date changes made 3 to 15 days prior to arrival (7 to 21 days prior to arrival for holidays & special event weekends) forfeit their deposit unless we are able to rerent the room(s) for the entire reservation.**
Within 72 hours of arrival date (7 days notice for holidays & special event weekends), guests are responsible for full payment of their reservation. Cancellations made within this time frame will be charged the full amount of the reservation.**
** Deposits will be refunded, less a $35 cancellation processing fee per room, on any cancellations for which we can rerent the room(s) for the entire reservation.
Groups, Holidays and Special Event Weekends require a longer cancellation notice.
There are no refunds for early departure.
Minimum Stays
We have a two-night minimum most weekends, and a three-night minimum for some holidays and special events. Holiday/special event rates are higher than our regular rates.

Special business rates are available upon request.
Pets & Children
Young Adults 16 years of age and over are welcome when accompanied by a parent or guardian. No children or infants, no exceptions. We cannot accommodate pets since we have a Bichon Frise Mascot.
No Smoking
For the enjoyment of our guests, there is no smoking inside the inn.
Check-In and Check-Out
Regular check-in is from 4 pm to 6 pm. After 6 pm there is a late arrival procedure. Check-out is by 11 am.
Early check-ins must be arranged with at least 48 hours notice. For pre-arranged early arrivals, we cannot guarantee a room will be ready before 3 pm. No morning arrivals accepted unless guest has paid for the previous night.
If you arrive in Lancaster before 4PM we suggest you visit the Pennsylvania Dutch Visitor's Center at the Greenfield Road exit of Route 30 where you can pick up some excellent information about attractions in Lancaster County.
Unfortunately there are no public bathrooms at King's Cottage and luggage cannot be dropped off before check-in since there is no place to store bags. Directions will be in your confirmation letter to the Pennsylvania Dutch Visitors Center where there are nice clean public wash rooms and very helpful staff to assist with questions. |
